Real Estate Talk with Denise Kopasz: Can I See My Deed?

What is the Barnstable County Registry of Deeds?
Denise Kopasz

The Barnstable County Registry of Deeds is located in Barnstable and it is where all recorded documents are filed and kept.   All the online indexes and instruments are free online for you to research and view.  A deed is the proof of ownership and tells the public who the owner/owners of the property are as well as the type of ownership.   There is a description of the property on the deed and the deed also tells us who conveyed the property and what was paid for the property.  It is the instrument that  records the transfer of one owner to the other.  When a property changes hands the deed is drawn up and then recorded in the registry.  A book and page are assigned to the deed and that is what we use to identify the property.  If you look on your property card from your assessor’s office you will see the book and page is used to identify the property.    When you purchase a property your attorney or a title company will do a title search and the search includes going through all previous deeds to make sure there is not encumbrances on the property.  Once a search is complete the title company issues a title policy or insurance.  Your assessing office and town clerk’s office keep records of their own.  Some Town Clerks have records going way back even to when the property was owned by the Native Americans.

If you would like to see what is on record for your property or any property it is public record and you can visit  to obtain records.  If you are only interested in viewing documents it is free but if you want to print there is a charge.  You can also go to your assessor’s office and request a copy of the deed but there will more than likely be a minimal charge.  I suggest you access the registry site through crome browser as it can be somewhat difficult with other browsers.  If you do not have a copy of your deed I suggest you get one.  It is important that you also understand type of ownership but that will be another article.

I am happy to help you obtain your deed or any other record regarding your property.  Please email me or call.  I hope you have enjoyed my article and you will give me a like.
